Cole DeLancey focuses his practice in the areas of real estate transactions (commercial and residential real estate transactions), energy law (coal, oil and natural gas), corporate governance and commercial transactions.

REPRESENTATIVE EXPERIENCE

  • Served as settlement agent for numerous commercial and residential real estate transactions; drafted and reviewed various documents incidental thereto (e.g, settlement statements, escrow agreements, deeds, option agreements, easement and right of way agreements, etc.)
  • Assisted regional oil and gas client in conducting its due diligence and acquisition of the various leasehold estates covering the Marcellus shale being held by production ("HBP") by another oil and gas operator
  • Performed and supervised others in conducting mineral title examinations; drafted title reports regarding ownership of the coal, oil and gas interests, including division order title opinions
  • Assisted oil and gas information provider in its acquisition of a competitor by drafting the closing documents (settlement statement and purchase and sales agreement) and consulting agreement relating to retention of the competitor's former owner / IT specialist
  • Litigated quiet title action relating to enforcement of a right of reconveyance found in prior assignment with respect to various oil and gas leasehold estates
