Biography

When clients work with Charlie Russell, they appreciate that he looks beyond the transaction at hand and understands the bigger picture for their business, as well as the community. Charlie feels great pride when a new building emerges from the ground in north central West Virginia, and he can say  “I helped with that!” As a business lawyer, Charlie works side by side with property developers, banks, business owners, and community leaders to make things happen. Because of this, his legal practice has a broad scope, which makes him extremely valuable to clients. He is skilled in drafting and negotiating commercial property leases, documenting and structuring commercial and residential real estate transactions, protecting creditor rights in foreclosures and collections, and assisting clients to buy and sell assets.

  • Represented Pittsburgh-area real estate developer with organizational restructuring and refinancing of a mixed-use residential and commercial development with underlying New Market Tax Credit financing issues
  • Represented property owner in the sale of Morgantown-area rental property portfolio
  • Represented lead bank in stock-secured investment loan with multiple participant banks
  • Represented restaurant franchisee with West Virginia Alcohol Beverage Control Administration applications
  • Regularly assists lenders, borrowers, buyers, and sellers with residential and commercial real estate transactions across multiple West Virginia counties
  • Drafted loan and real estate transactional documents for the construction of a multitenant commercial building
  • Represented a real estate developer in all aspects of the development of a 1,100-acre mixed-use development including acquisition, conventional financing, construction, zoning and land use, sales and ground leasing, and build-to-suit leasing
